Dubai's ultra-luxury hotels — the Burj Al Arab, Atlantis The Royal, Four Seasons DIFC — release a share of their inventory at net rates through closed distribution channels. These rates are legally restricted from public display and are only accessible to verified users of gated platforms.
Dubai Ultra is a below-retail platform. When you join (free, 30 seconds), you unlock net rates on Dubai's most exclusive hotels at below-retail rates unavailable on public booking platforms. Same suite, same check-in date, same hotel — just a different distribution channel with better pricing.
Seasonal note: October to April is peak Dubai season when rates are highest but availability is also lowest. The best below-retail rates appear 7–14 days out as hotels fill gaps. Summer (June–August) has the deepest discounts — rates can drop 40–50% and hotels are significantly less crowded.

Can I really get below-retail rates on the Burj Al Arab? ▼
Yes. The Burj Al Arab — like all major Dubai luxury hotels — distributes a portion of its inventory through closed user group (CUG) channels at net rates. These rates are below what public booking sites publish. Through Dubai Ultra you access those rates directly.
How much do you save in AED? ▼
Savings vary by hotel, date, and room type — typically 8–15% vs the suggested retail rate. On higher-category rooms the savings tend to be larger in absolute terms. The best deals appear when hotels release unsold inventory close to the check-in date.
Is there a minimum stay? ▼
No minimum stay is imposed by Dubai Ultra. Some hotels have their own minimum stay requirements during peak events (New Year's Eve, Dubai Shopping Festival) — we show these clearly on each hotel's listing.
Are there any hidden fees? ▼
No. The price displayed is the price you pay. No subscription fees, no service fees layered on top of the rate. You pay the below-retail rate directly — that's the total cost.
Which areas does Dubai Ultra cover? ▼
Palm Jumeirah, Downtown Dubai, and Dubai Marina & JBR are live now. Business Bay, DIFC, and Jumeirah Beach are being added. Search by hotel name to see if your preferred property is available.
Is Dubai Ultra a legitimate booking platform? ▼
Absolutely. Dubai Ultra is a verified exclusive distribution platform using the same hotel distribution infrastructure as Booking.com and Expedia. Every booking is confirmed directly with the hotel — you receive a confirmation number, and the hotel has your reservation in their system. We are a direct distribution channel that hotels use to fill rooms through below-retail pricing.
How can you offer rates below public prices? ▼
Dubai's luxury hotels release a portion of their inventory at net rates through exclusive distribution channels. These rates are contractually restricted from public display. Through Dubai Ultra, you gain access as a verified user and unlock net rates below what public sites can show. Same hotel, same suite, same dates — just a different distribution channel.
Is it safe to enter my credit card? ▼
Yes. All payments are processed through a PCI DSS-compliant payment gateway — the same standard used by Booking.com and Expedia. Your card details are encrypted with 256-bit SSL and are never stored on our servers. The payment form is handled by our booking partner's secure infrastructure, so your card number never touches Dubai Ultra's systems.
Account data: email address and name when you join (via Google Sign-In or email form). Used only to gate member rates.
Analytics data (with consent): pages visited, searches performed, hotels viewed, booking funnel steps. Collected via PostHog. We link your activity across sessions using a pseudonymous identifier derived from your email (a one-way hash) — your raw email address is never sent to PostHog.
Booking data: guest name, email and dates passed to LiteAPI to complete a hotel booking. We do not store payment card details — payments are handled by LiteAPI's PCI-compliant payment gateway.
Cookies
We use two types of cookies:
Essential: stored in localStorage to remember your login. These cannot be declined without breaking the site.
Analytics (optional): PostHog session cookies to measure feature usage. Only set if you click "Accept" on the cookie banner.
Your rights
Under UK GDPR you have the right to access, correct or delete your data. Email us to request deletion of your account. You can withdraw analytics consent at any time by clearing your browser cookies.

1. About Dubai Ultra
Dubai Ultra is a membership hotel booking platform operated by Dubai Ultra. We act as an intermediary between you and the hotel — we are not the hotel and do not provide accommodation directly. All bookings are fulfilled by the hotel through our distribution partner, LiteAPI.
2. Membership
Membership is free. By joining, you gain access to below-retail hotel rates available through Closed User Group (CUG) distribution channels. We reserve the right to suspend or terminate memberships that are used fraudulently or in breach of these terms.
3. Pricing and payments
All prices shown to members are inclusive of applicable taxes and fees unless otherwise stated. Prices are sourced live from hotel inventory systems and may change at any time until a booking is confirmed. Payment is collected at the time of booking through a PCI-compliant payment gateway operated by our distribution partner. Dubai Ultra does not store your payment card details.
4. Bookings
When you complete a booking, you enter into a contract with the hotel (not with Dubai Ultra). You will receive a booking confirmation with a hotel reference number. Dubai Ultra facilitates the booking but is not a party to your accommodation contract.
5. Cancellations and refunds
Cancellation policies vary by hotel and rate type. The applicable cancellation policy is displayed during the booking process before you confirm payment. If you need to cancel, contact us with your booking reference or use the My Bookings page to cancel directly. Refunds, where applicable, are processed to the original payment method and may take 5–10 business days to appear.
6. Our role and liability
Dubai Ultra provides a platform to access hotel rates. We are not responsible for the hotel's services, facilities, or conduct. We make reasonable efforts to ensure rate accuracy, but errors may occasionally occur. In such cases, we will contact you to offer an alternative or a full refund. Our total liability to you in connection with any booking shall not exceed the amount you paid for that booking.
7. Member conduct
Member rates are for personal use only. You may not resell, redistribute, or publicly display member rates. Sharing rates publicly may result in termination of your membership.
8. Changes to these terms
We may update these terms from time to time. Continued use of Dubai Ultra after changes are posted constitutes acceptance of the revised terms.
9. Governing law
These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
